HSBC HELOC - Lien release never received

We requested for lien release with PHH Mortgage regarding the HELOC/second mortgage that we took on with HSBC in 2005.
We went to the Glendale, CA HSBC Bank to inquire and they cannot locate such Heloc Loan anymore even checking through our Social security numbers and old loan numbers.

Back in 2009, we were granted a Modification Agreement to modify the existing 1st as well as this 2nd lien.
Additionally, after the loan was modified, HSBC ceased to send any statement nor any other correspondence regarding this HELOC lien. We thought all along that the lien had been released following the modification of this loan.

Credit Bureaus are also reporting that this loan had been closed and have a zero balance.
However after checking on the Title there is still a LIEN for this HELOC. How do we proceed on this dilemma?

This unfortunately sounds like the lien was never released.

I wouldn't know where to start when it comes to fighting that, it's not my area of expertise. Are you looking to sell or refinance the home?

Who does the title company say has the lien? Thats your starting point, but remember liens can be assigned or transferred just like a mortgage. To be 100% sure, go to your county register of deeds and have them look up liens on the property.

phone calls.
